A nine-story condominium building is now planned for the vacant lot across 4th Avenue N from the Huntington. The plans for the project, called "Tuscano Landings," were approved by the city's Environmental Development Commission (EDC) on July 6, 2005.
The plans filed at City Hall show a Mediterranean style building, with one parking level and eight residential levels. The first five residential floors would have two units each; the next two levels would have one unit each; and the top two floors would contain a single unit, for a total of 12 units.
The parking level would be entered from the alley north of 4th Avenue N. via the parking lot that serves the existing condominium building. That parking lot would remain. The front of the building would abut the sidewalk, with no setback.
Originally, four townhouses were scheduled to be built on this parcel, as part of the condominium conversion of the former nursing home next door. Under the new plan, the lot will be replatted so that this becomes a separate project.
The developer asked for and received a number of development bonuses and also got approval for a minor setback variance from the existing surface parking lot.
